Recently we completed a small ensuite extension to a customer’s existing home using timber frame construction we used BGC Nuline cladding on the exterior to give it a contrasting look to the double brick rendered exterior. Inside the ensuite consisted of a walk-in shower, 900mm vanity and a toilet. The tiling was a mix of modern grey concrete look tiles and large white wall tiles.
Wet areas are always the most expensive type of extension you can build due to the plumbing, tiling and special slab prep you must do such as screeding and waterproofing. Not to mention as with any extension there is the cost of a roof involved too! To help reduce the cost with this extension we added on a skillion colorbond roof which again created a modern contrast, to the tiled roof.
Above and beyond the expense everyone prefers a home with two bathrooms over just one, and therefore adding on an ensuite can add serious value to your home if you are looking at re selling in the future or if you want to increase the value of your home for other reasons.
Besides this point, how long can you handle living with just one bathroom? If you plan to stay in the home long term a combination of adding value to your home and having a second bathroom is more than enough to warrant paying for an extension.
Extending your home will involve development approvals through the council and building permits too. Therefore, it is important that you use a licensed builder and ensure they cover the work with home indemnity insurances to protect you and future owners of your home.
Due to the above mentioned added costs of building a wet area and initial work involved before the build starts, extensions can be costly.

Mount Hawthorn Extension and Renovation cost
Recently we completed a renovation and extension on a lovely older character home in Mount Hawthorn. The clients wanted a modern home extension that tied in with the current character of their home.
The job included demolition of on an old sleep out and laundry which was then built out to construct a new 73m2 timber frame extension. The extension included a new open plan kitchen and living space.
The extension was constructed by adding on a modern colour bond skillion roof which created a high raking ceiling within the open plan living space. The Skillion roof made it appear much larger than had the clients opted for a standard double brick pitched roof at 2.4 meters high.
The price for such a feature roof was like that of a standard double brick 2.4-meter-high ceiling due to the cost effectiveness and flexibility when building with timber.
The raking ceiling flowed out through stacker doors onto a newly paved alfresco area with plenty of lighting for entertaining.
The renovation to the old home involved knocking through walls to convert an old living space to a third bedroom. The old kitchen was then converted into a main bathroom and ensuite.
To tidy up the house the clients had the entire place re painted and the old timber floors were sanded to bring them back to life.
The result was a stunning newly renovated home and brand new extension where they could entertain and relax with their family and friends.
The cost of the above Mount Hawthorn renovation and extension came in around $270,000 which included everything from design and approval through to all fixtures, fittings landscaping and painting
